Richard Hayward Properties comprises of a number of staff with differing vacation – Solicitor, Chartered Surveyor, Project Managers, Internal Banker, Residential Letting Staff and Managers, Accounts Team, Personal Assistant, and himself.
He also has a team of builders who operate looking after the properties and carrying out essential repairs works. In the lockdown period he was employing 24 people.
Looking back over many years Richard played a part for five years in the creation of the Millennium Stadium working within the core team. He is proud to have been involved in the Stadium which is widely regarded as the best in the world.
He went onto develop £350,000 sq ft at Salubrious Place in Swansea with his friend and colleague John Ives and the two of them created the finest Leisure Area ever seen in Wales bringing Aspinalls Casino with Premier Inn, TGI’s, Vue Cinemas and many other operators to the venue. His portfolio today encompasses residential flats, houses, industrial, retail, offices and hospitality.
There are many other sites too numerous to mention but include the Old Post Office at Newport, the former Yates Building at Newport in to a 62-bedroom hotel. The former passport office into 62 flats and commercial quarters, several conversions on listed churches into offices, homes and business he has owned include Bowler sold to JLR in 2019, Davis and Sons, James Sommerin and many others. At one time he had 270 units operating back in the 1980’s.
Today he is looking to develop his portfolio to add industrial space and residential and to diversify into other opportunities that he believes will come in the form of holiday lets, caravan sites and industrial units built from containers. He has developed a site at Penhow outside Newport in a Landrover garage, a camp site, rooms with a pub and an events venue.
This is heading successfully. He is now about to go on site to build a 46000 sq. ft at Port Talbot of High-Class industrial space with a great Tenant line up in place. The GDV will be over 6m. Student accommodation is being built in Swansea and 4 flats in the City Centre at Newport with parking. A further 3 flats are being constructed at Penhow.
Our 62 Bedroom Hotel in Newport is about to reopen with a new team in place. Meanwhile the portfolio enjoys a very high level of occupancy and we are now reducing the number of development sites by creating schemes to let and thereby rent flows are improving month on month. At the end of 2021 we hope to have an annual rental turnover of £4m and interest payable of £1.2m which will result in an annual investment profit of close to £2m. Additional profits will be made from development and increasing values. He is also looking at a large residential scheme in Swansea. These are typical of the way his thoughts work and show the thinking behind his success.
RHP has endured many recessions and now the Pandemic but now in his 70th year Richard soldiers on in lockdown looking forward to the day when the world returns to normal. It will be interesting to see what he achieves in 2021.
