SUMMARY: A new office and light industrial development adjacent to Port Talbot Parkway train station to be built in three phases.
The six-acre former factory site in Cramic Way has been opened up as a result of the completion of Harbour Way, the new A4241 Southern By-Pass, which provides a direct dual carriageway link to the M4.
The first phase of Spectrum will comprise up to 52,000 sq ft in three buildings, providing 27 units ranging from 1,250 sq ft to 3,000 sq ft and suitable for offices, research and development, studies, high-tech and light industry. There will also be parking for 110 cars.
The aim is to bring established businesses to the area and encourage a new generation of start-ups.
The three buildings have been designed by Cardiff-based architects Downs Merrifield in a sustainable (to 2014 BREEAM excellent standards), contemporary style that uses strong, stand-out colours from which the project takes its name and unexpected angles to create a varied and vibrant environment that will create a dynamic development with a sense of individuality to each of the units.
Planning permission has now been granted and the site cleared at a cost of £200,000 ready for work to begin on this exciting scheme.
