GREEN LIGHT FOR RESIDENTIAL REDEVELOPMENT OF OLYMPIA HOUSE IN NEWPORT CITY CENTRE

Plans to redevelop the iconic old Passport Office in Newport city centre into 62 apartments for private rental have been approved to Newport City Council. It will be the city’s first large scale PRS (private rented sector) scheme.

Joint venture partners the Tonstate Group and Richard Hayward Properties (RHP) submitted a planning application to change the use of the upper floors of Olympia House from offices to residential last year.

SIMPLY GYM OPENS AT LEISURE @ CWMBRAN

Simply Gym has opened at Richard Hayward Properties’ Leisure @ Cwmbran centre.

Located on the first floor above Frankie & Benny’s, Simply Gym has taken a unit of 8,734 sq ft unit.  It offers the latest Life Fitness equipment as well as being an official Hammer Strength Certified training centre.

NEW RESTAURANT TO OPEN IN BRIDGE STREET, NEWPORT

Richard Hayward Properties (RHP) has let a 9,000 sq ft restaurant unit on the ground floor of the Newport city centre Travelodge. The new restaurant, which is due to open later this week, will trade as Feast Asia.

As a result ground floor of the building, which comprises a mix of retail and A3 units, is now fully let.

AMBER TAVERNS TO OPEN IN NEWPORT HIGH STREET

Richard Hayward Properties has sold the former Lineker’s bar on the High Street in Newport to Amber Taverns Ltd.

An attractive period property in the heart of the rapidly regenerating Newport city centre, the property provides a ground floor unit of 3,455 sq ft with frontages to High Street and Cambrian Road. It also includes three upper floors and a basement.

GREEN LIGHT GIVEN FOR NEW RESTAURANT IN SWANSEA’S STRAND

Richard Hayward Properties (RHP) has been granted planning consent for a new 2,820 sq ft bar and restaurant at 12 The Strand in Swansea city centre. The new restaurant is already under offer. At the same time, RHP has agreed a regear of Freestyle Gyms Limited’s lease on 1,160 sq ft on the ground floor of 13 The Strand.
A planning application was submitted to Swansea Council in September 2015 for the redevelopment of these period buildings in The Strand, just off Swansea’s popular Wind Street food and beverage area. They are adjacent to Coastal Housing’s new Urban Village mixed-use development and linked to the regenerated SA1 Maritime Quarter. They are also located close to the Vue and Odeon multiplex cinemas as well as Bowlplex and Plantasia. Its development will bring further vitality to the area.

RHP BUYS STOW HILL UNIT IN NEWPORT

Richard Hayward Properties (RHP) has purchased 14 – 20 Stow Hill in Newport city centre for £650,000.
The ground floor and three upper levels, comprising a total of 21,780 sq ft, is let to Argos on a five-year lease expiring in 2020.

OLYMPIA HOUSE RETAIL FULLY LET, SPORTS DIRECT GYM OPENING

Sports Direct is to open a brand new fitness club at its store in Olympia House in Newport city centre this month (December 2015).The opening of big brand retailer Sports Direct’s new retail store in the building in August sparked a flurry of lettings, with deals signed on all of the remaining 13 retail units on the lower levels of the former Passport Office building.  Retailers were keen to take advantage proximity to the new Sports Direct as well as Newport’s transformation into a retail destination with the launch of the Friar’s Walk Shopping Centre in November.

One of the busiest property investment & development companies in South Wales, Richard Hayward Properties has finished Q3 2015 with a sale and two strategic purchases as it positions itself for a period of major growth.
The Smurfit Kappa Building on the Prince of Wales Industrial Estate in Abercarn, about 10 miles north of Newport in the Ebbw Valley, has been acquired in a £1.8 million deal reflecting a gross yield of 13.75%.

NEW RESTAURANT SET TO ADD TOUCH OF CLASS TO THE STRAND

Richard Hayward Properties (RHP) has submitted a planning application to Swansea Council for a new bar and restaurant on The Strand to add to the diversity of the city centre’s wealth of eating and drinking establishments.
The three-storey building at 12 The Strand was originally part of the old Swansea Docks warehousing area. It has consent for light industrial use, but is currently vacant. If the application is granted by the City & County of Swansea it could become a thriving new restaurant in the heart of the city adding to the vitality of the area.

THREE NEW UNITS ALREADY TRADING IN OLYMPIA HOUSE

Three new units have been let in Olympia House, in the heart of Newport, showing sure signs of economic growth and revitalisation in the city.The building, which previously housed the Passport Office, and Marks and Spencer had lain virtually empty for two years before being bought by Richard Hayward Properties in 2013.
Now the property developers intend to re-establish Olympia House as a focal point of the city centre by updating it as a mixed-use building.
